Beach Town Upkeep, Season by Season
Pressure Washing in Old Orchard Beach is tied to the calendar. The town fills up between Memorial Day and Labor Day, when the pier runs fireworks every Thursday night, and most owners want their cottage, condo or rental looking right before the first guests arrive. After the crowds leave, the same buildings need the salt, sand and sunscreen grime washed off before winter. We plan our Old Orchard Beach work around those two windows.
Spring: get ready for renters
Late spring is the busiest time for rental owners. Decks and outdoor showers have sat through a winter of salt spray and storms, railings feel gritty, and the shaded side of the building has turned green. A soft wash of the siding, a careful cleaning of the deck and steps, and a rinse of windows and screens is the usual opening package. We try to finish a week or more before check-in so wood decks have time to dry, especially if you plan to stain them.
Fall: wash off the summer
After Labor Day, there is a lot less traffic on the streets and parking is easier, which makes it a good time for bigger jobs like full house washes and roof soft washing. Washing in fall also removes the salt film before it sits on paint and trim all winter. We stop water cleaning on masonry well before freezing weather, because water left in brick or concrete can freeze and crack it.
Salt, sand and small households
Old Orchard Beach sits on the inner side of Saco Bay, and its sand beach runs about seven miles into Scarborough and Saco. Homes close to the water collect wind-blown sand in corners, on sills and under decks, along with a sticky salt film on glass and metal. Census data show an average of just 1.71 people per household here, which fits a place with many small cottages, condos and units held for part-time or seasonal use. Owners who live elsewhere often need a crew that can work without them on site. Send photos, approve a written quote and leave us access to an outdoor spigot, and we can send pictures when the job is done.
Built for storms
This is a town that knows rough weather. The Great Fire of 1907 destroyed most of the big hotels, and the 1978 blizzard wiped out the pier, which was rebuilt in 1980. Winter storms still push spray and sand onto buildings near the beach. We look for loose trim, failing caulk and soft deck boards as we wash, and we tell you about them rather than pushing water into weak spots.
Ocean Park and older cottages
Ocean Park, the village at the south end of town, began in 1881 as a summer camp meeting resort, with its main institutional buildings put up mostly in the 1880s. Older wood cottages there and around town often have layers of old paint. We wash these at low pressure, keep a close eye on peeling areas and do not strip paint with a wand. Paint on homes built before 1978 may contain lead, and Maine law treats uncontained high-pressure washing as a way lead can get into the environment.

Old Orchard Beach Questions
When should I book a wash for my summer rental?
Book in early or mid spring and aim to finish a week or more before your first check-in. That leaves time for decks to dry and for any staining you have planned.
I live out of state. Do I need to be there?
No. We can quote from photos and a site visit, and we only need access to the outside and an outdoor water tap. We will send photos when the job is finished.
Can you get sand and salt off a deck without damaging it?
Yes. We rinse loose sand first, then clean the boards at low pressure so the wood fibers are not torn up. Composite decks get an even gentler setting and a cleaner made for that material.
Do you wash motels and condo buildings in town?
We do commercial washing for walkways, entries, railings and siding. For busy properties we can work early in the day or in the off-season so guests are not disturbed.
